About the property

Is the property off-grid?+

Yes. The home runs on a professionally installed system designed predominantly for off-grid living: 8.25kW of solar, 47.6kWh nominal battery storage and a backup diesel generator. Mains power is also on site at the front of the property, giving a future grid-connection option.

How many bedrooms and bathrooms does the home have?+

The modern Kookaburra Homes Modified Grand Kestral has 4 bedrooms and 2 bathrooms.

How big is the house?+

The home is approximately 159 m².

What is the land size?+

The property is approximately 1,017 ha / 2,513 acres.

Is there water?+

There are five bores in total: two working bores and three further bores that are not currently operational. The second working bore supplies the sheep and has 50,000L of storage. The house has a dedicated reverse-osmosis drinking-water tap/supply, which the owner generally connects to the fridge.

Is there accommodation in the shed or barn?+

The barn has a two-bedroom granny-flat setup with a lounge, kitchen and bathroom. It is not represented as an approved separate dwelling.

Is there mains power anywhere on the property?+

Yes. Mains power is located at the former house site near the front of the property, giving a future grid-connection option. The main home runs off-grid and is not currently grid-connected.

Can the land generate income?+

Approximately 500ha is currently leased for cropping, and the property suits grazing and horses. The owner sees the established plantings as a further income source: brushwood for fencing supply, Chinese date fruit and managed sandalwood and eucalyptus. Optional horse facilities are available by negotiation at additional cost.

What are the council rates?+

For FY2025/26, general rates of $2,929.05 plus the landscape levy of $136.90 came to $3,065.95 for the year (GST-exempt). See Property info for the full summary.

Is there a water licence?+

Yes. The property holds a Mallee Prescribed Wells Area groundwater licence, confirmed in February 2026 Landscape SA correspondence. Licence records are available for inspection by serious buyers.

What does the cropping lease pay?+

The historical record from 2023 is $5,137.50 a quarter incl. GST, or $20,550 a year annualised. It isn't a confirmed current contract; current terms are available to serious buyers on enquiry.

What type of buyer does this suit?+

Off-grid lifestyle buyers, rural families, horse owners, farmers, grazing / cropping buyers, tree or agricultural project buyers, and buyers wanting a large self-sufficient rural base.

Inspecting the property

Can I just drive out and have a look?+

No. This is a private rural property. Unannounced visits will be turned away at the gate and any EOI you then submit will not be progressed.

When are the open homes?+

There are no public open homes. The property is shown to the right buyers by private appointment only, after they've been qualified through the EOI form.

How do I get an inspection?+

Submit the EOI form on the home page. If your offer, funding and intended use stack up, we'll call you and book a private inspection.

Do I need ID at the inspection?+

Yes. Government-issued photo ID is required on the day.

Price and the EOI process

What's the price?+

The asking price is $1.6 million, with Expressions of Interest considered directly by the owner.

What is an EOI?+

An Expression of Interest is a non-binding written offer. You tell us the figure you'd pay, your timing, how you'd fund it and how you'd use the property. We review everything personally.

Is the highest offer the winning offer?+

Not automatically. Funding certainty, settlement timing and the fit for the property matter to us.

When does the EOI close?+

Open until sold. Qualified offers are reviewed as they come in.
